How to make your house sellable – 10 ways:

1. Declutter

Decluttering might sound obvious but, in terms of how to make your house look good for selling, clearing out all the paraphernalia you have accumulated is a sure-fire winner. Start with a big declutter – you’ll need to do this before you move anyway, throwing away or donating to charity all the clothes, books and bits and bobs you no longer love or need. Buyers will check inside cupboards, emptying them will demonstrate that your property has sufficient storage. If you have a lot of furniture, removing some of it can make your home seem more spacious. Avoid cramming it all into a garage or spare room. Instead, consider using a storage facility. One of our favourite tips for selling your home is to put away anything that personalises your home too much, for instance, family photos or children’s drawings.

2. Redecorate in Neutral Colours

Most estate agents will tell you that clean walls make your home more appealing to buyers. Redecorate in neutral tones; buyers can’t be put off by whites and creams, and they can better imagine how they might decorate the space. If your sofa or a nearby chair is a glaringly bold idiosyncractic colour then just put a neutral throw over it to tone the room down a little. Either that or conceal it by covering it with plenty of neutral shaded cushions.

3. Fix and Clean

Home improvement before selling is a ‘must.’ Now is the time to fix all those niggly minor repairs you never quite got around to, such as leaky taps, broken tiles, wobbly door handles and mouldy bathroom sealant. Clear leaves, dig up weeds and dead plants and cut back overgrown shrubs. Mow the lawn and neaten the edges and powerwash your patio. If it’s looking a bit sparse, a few planted pots can make a difference (and you can take them with you when you move). And on that note, make sure there aren’t too many plants. When preparing property for sale, chipped worktops can be replaced relatively cheaply if you choose a laminate option. We would not recommend replacing the entire kitchen unless it is utterly un-useable as you are unlikely to recoup the financial outlay. Not all big improvements can be seen as adding value to your home as far as how much it will increase the price.

9. Price It Right

Wondering how to sell your house for more? Then ask at least three local estate agents to value your property and compare their estimates to similar properties in the area. Check out the sold prices of similar houses in your immediate area to ensure there isn’t a big difference between the asking price and sale price. This information is available online from the Land Registry, Zoopla and Rightmove and potential buyers will usually check. Avoid the temptation to over-price your home as this could put off potential buyers and mean your property is left on the market.

10. Make Your Online Listing Stands Out

Most buyers search for property online, so the best way to sell your home is to have the description and photography of your online listing stand out from the crowd. When choosing your estate agent, look at their online listings for other properties in your area to ensure that their marketing is professional and of a high standard. To sell your home in the best way, make sure your photography is scheduled for a bright day when there will be plenty of natural light, and ensure that your home is uncluttered and clean.
